The Net Asset Values ("NAVs") for the above company as at the close of
business on 18 December 2014 were:-

Ordinary Share (excluding current year revenue) = 179.28p

Ordinary Share (including current year revenue) = 183.60p

Zero Dividend Preference Share = 135.38p

The market value of investments was GBP297.7m less net liabilities (including
Zero Dividend Preference Shares) of GBP96.7m to leave Shareholders' Funds of
GBP201.0m.
