                                   Elections                                   

Following the EGM held on 26 April 2004, the results of the Shareholder
Elections are as follows:

- Shares elected, or deemed elected, for the Unit Trust Option 2,922,260
(11.66%)

- Shares elected for the Cash Option 22,140,240 (88.34%)

Accordingly, with effect from 27 April 2004, the issued share capital of the
Company will be:

22,140,240 Shares with "A" Rights

2,922,260 Shares with "B" Rights

Shareholders should note that with immediate effect, the Company will cease to
publish its regular weekly NAV pending the holding of the Second EGM on 10 June
2004.
