                     PROSPECT EPICURE J-REIT VALUE FUND PLC 
                            ("PEJR or "the Company") 
                                 (Ticker: PEJR) 
 
 
 Proposals relating to the voluntary winding up of the Company and cancellation 
                        of admission to trading on AIM. 
 
 
The Company announces that, further to the Shareholder circular issued on 24 May 
2010, on the basis that the resolution to delist and place the Company into 
liquidation is approved by Shareholders at the Extraordinary General Meeting to 
be held on 17th June 2010, it has been determined by the Board that Ordinary 
Shares already held in uncertificated form, that is in Crest, should remain held 
in uncertificated form until such time as the Company is liquidated, in order to 
facilitate the return of capital to Shareholders and to contain liquidation and 
associated distribution costs. 
 
Share certificates will not, therefore, be issued to shareholders unless 
specifically requested.
