    FRAMLINGTON INCOME & CAPITAL TRUST PLC (the "Company")

The Company announces that, in accordance with the terms of the trust deed
constituting and securing the 12.6 per cent. debenture stock 2008 (the
"Debenture Stock") dated 29 April 1983 (the "Trust Deed") it will repay all of
the Debenture Stock at par together with accrued interest on 30 September 2008.
Under the terms of the Trust Deed, all Debenture Stock repaid will be
cancelled. The Company has requested the suspension of the listing on the
Official List of the UKLA and trading of all of the Debenture Stock on the
London Stock Exchange at 7.30 a.m. on 25 September 2008 in order that the
register may be closed at 5.00 p.m. on 24 September 2008 to facilitate the
repayment on 30 September 2008 to stockholders. The suspension will continue
until the Debenture Stock is repaid in full and cancelled on 30 September 2008.
The Company has requested that the listing and trading of the Debenture Stock
be cancelled at 8.00 a.m. on 1 October 2008 being the next possible time after
the repayment of the Debenture Stock on 30 September 2008.
