Wrong, the person bidding on the property and “wins” the tax sale receives a “tax lien” recorded certificate against the property but in return gets legal interest on the property

As Vermit accurately posted, WellRNVA COUGHED UP $200 k to clear Jamestown

After a year the investor gets about a 12% or so return on his money. For example, if he won the tax auction for let’s say $10,000, this person would receive let’s say about $11,200 ($10k + $1,200 interest)(if redeemed after 1 year)

The tax lien “owner” primes even the mortgage company but DOES NOT “own” the property to the extend he could go change locks and move in.

The tax lien is a 3 year deal where investors get paid legal interest for a property owner basically using their money. The are all kind of legal cost that go along with these deals that aren’t good for the real property owner.

If anyone thinks that a tax lien certificate owner “owns” the property just ask yourself, who loves there, who pays the upkeep and maintenance, who pays the insurance, who gets sued if there is an accident on the property ? It isn’t the tax lien owner…

Maybe, if you can write off the entire value of the hospital against increasing revenues, due to the "loss" of ownership in the sale to Clark. Plus the "new" acquisition may allow total value depreciation.

Wrong. It clearly states that the county "sold the property" to Clark to receive their taxes due. The law allows Rennova to "Redeem" the property by paying Clark the Taxes paid and interest, which Rennova did. There must be some tax ramifications to this, such as write offs or depreciation benefits, or they would not have done this.

The news is ignorant and wrong. Semen never lost ownership in the hospital,but his ownership was clouded by a tax lien. He could not sell it without paying the lien against. Once the prescription period expired, then and only then, does the lien holder become the owner. Semen paid the lien before the prescription period expired.

The Jamestown property had a tax lien against it, nothing more, nothing less.

Renova Health Owns Former Medical Center Again

The Jamestown Regional Medical Center is back in the hands of Renova Healthcare after only a few days of new ownership.

The county sold the hospital to Lester C. Clark at a delinquent tax sale on April 19. That after Renova failed to pay taxes for three years.

Upon the sale of the property, Renova was given one year to redeem the property by paying the delinquent taxes, plus interest. Clark said Renova returned to the Fentress County Clerk’s Office to claim the former medical center.

Clark said he believed the property would be redeemed all along and had no real plans for the future of the facility, but gaining control of the land was worth taking the chance.

He said Renova paid some $220,000 that he had spent to buy it and owed minimal interest, given the property only changed hands for a few days.
