UK House Prices -The next bubble waiting to burst ??

Well,... I've had a cracker of a year from property!
Started planning a move from W. Yorks to London in spring. After a bathroom & garden makeover (£6K), I sold my house in Oct. for 27% more than spring valuation. Sold 1 1/2 building plots for 36% more than spring valuation, and didnt buy in London until I had completed sales and could offer 14 day cash completion. Got 10% off and stamp duty paid.
Have upped my personal equity by £275k approx. All tax free!
Not crowing (well,... maybe I am, :)), just pointing out that you can still make good money from residential property even in a flat market.
London prices for the right properties are certainly increasing and I could already get 10% more than I paid 6 weeks ago.
Thank goodness I used my buying power to buy and didnt decide to listen to any of the bearish sell to renters who must by now be well out of pocket.
Their desperation for a major crash or a major rise in interest rates (such as divina), I find very disturbing. They are obviously hoping to personally cash in from others severe misfortunes for their own personal gain.
Not a pleasant insight into their personalities.

Fact! UK property is circa 30% overvalued.
