I also live in Surrey (KT13) and agree there have been no falls of anything like 10-20%. The market around here seems very strong at the moment and properties are selling quickly.
I invest is shares not property, so have no exposure besides my own house.

I do know two people who began buying properties to let in the Kingston area during 1997 and they have both made huge returnes. They both stopped buying during 2002 and have achieved near 100% occupancy with their properties. Both can now retire early early if they choose to do so.
