the falsity of this statement is easily demonstrated by trying to sell such a house for 30% more than it's worth

houses will sell in the best and the worst areas when they are priced correctly

did you mean

"better houses in better areas are worth more"
sorry, that's a bit too obvious isn't it


Perhaps it was all a bit too simple for some and I should have put in some mitigating conditions, i.e. as long as comparatively reasonably priced.

My point is this, all I've seen on this thread are endless posts of properties being unsold after 12 months (even 2 years if you live in Heston, nr Heathrow), and for some balance I posted a real life experience of a good mate of mine, that happened earlier this week.

Now I know it's absolutely unbearable for the bears, to even consider a property selling after only a couple of days on the market (unless a fire sale)and at full ask to boot, but it's still happening fellas, tho in my experience mainly in the most desirable areas.
