THE UK BALANCED PROPERTY TRUST LIMITED (the "Company")
NET ASSET VALUE
The unaudited net asset value per share as at 14 September 2007 was 167.49
pence. This figure reflects the expected costs of the proposed winding up and
the estimated income of the Company up to the winding up date. This figure has
also been adjusted to deduct the proposed final interim dividend of 2.18p,
accrued up to the proposed winding up date and expected to be paid in early
October 2007. The net asset value is otherwise calculated in accordance with
International Financial Reporting Standards.
The net asset value reflects the marked to market value of the interest rate
swap as at 14 September 2007 of #6.6 million. This compares to the marked to
market value of the swap as at 7 September 2007 of #7.6 million.
